Buy or Rent A House: Advantages and Disadvantages of Renting Homes

In today's lifestyle, especially in urban areas, the choice between buying or renting a house has become one of the major decisions people face. Renting is often seen as a more flexible, practical, and accessible alternative compared to buying, particularly for those just starting their housing careers

While renting is easier, more practical, and economical in the short term, the decision to buy or rent a house should be carefully weighed.

Before deciding to rent a house, renew a rental contract, or choose between buying and renting, it's essential to understand the pros and cons of renting a house from various perspectives. Here's the breakdown:

Advantages of Renting

  1. Lower Initial Costs
    One of the main reasons people choose to rent is the significantly lower upfront cost compared to buying. Purchasing a house typically requires a substantial down payment, usually 10-30% of the property price, excluding taxes and notary fees.
    Meanwhile, renting usually involves just monthly rent payments, a deposit, and relatively low moving expenses. Annual contracts often require lower overall costs than a house down payment, ensuring the renter is worry-free about housing expenses for the duration of the lease.
  2. Flexibility in Location
    Renting allows for the possibility of living in strategic locations that might be unaffordable to buy property in. This flexibility is often a key factor in the decision-making process, especially for workers in an urban city.
  3. No Large Maintenance Costs
    A critical factor to consider when evaluating the buy-or-rent choice is the maintenance expenses of owning a home. For those not financially ready to handle these costs, renting is a more ideal option.
    Property upkeep and repairs are typically the landlord’s responsibility, so renters do not have to worry about unexpected building maintenance expenses.
  4. Ideal for Short-Term Arrangements
    Your future plans greatly influence whether to buy or rent. If you’re not ready to commit long-term to living in a certain city or area, renting offers a more flexible solution.
    A study by the Harvard Joint Center for Housing Studies highlights that flexibility is a primary reason renting is increasingly popular among millennials.

Disadvantages of Renting

  1. Lack of Investment
    The biggest downside of renting is the absence of asset ownership at the end of the lease. Monthly rent payments don’t yield returns, like mortgage payments that build home equity.
  2. Rent Increases
    Before deciding to buy or rent a house, keep in mind that landlords can raise rent prices. In especially rapidly developing areas, rent hikes are a common occurence.
    According to the 2024 Pinhome Home Rental Index, annual rent for houses under 54 square meters has increased in many Indonesian cities. For example, quarterly rent hikes of 15% in South Jakarta, 12% in Badung Regency, and 7% in Bandung have been recorded. Though some urban areas report declining rents, uncertainty around rental rates can affect renters' financial stability.
  3. Limited Freedom for Renovations
    Most landlords restrict or prohibit structural or interior modifications, which can be frustrating for those wanting to customize their living space to fit their personal needs and aesthetics.
  4. Potential Lease Termination
    Even if tenants plan to stay long-term, landlords have the right to terminate the lease, subject to notice as per the rental agreement.
    So if you’re planning to stay in a long-term home, it’s better to consider the factors above before choosing to buy or rent a home.

Key Considerations for Renting

Experts recommend evaluating the following before renting a property:

  1. Budget
    Ensure rent doesn’t exceed 30% of your monthly income.
  2. Duration of Stay
    For stays longer than 10 years, reconsider whether buying might be a better option.
  3. Location
    Factor in transportation access, public amenities, and potential rent hikes to ensure sustainability.

Renting is an ideal solution for those seeking flexibility and lower upfront costs, especially in urban areas. However, drawbacks such as the lack of long-term investment and lease uncertainty should also be seriously considered.

With a clear understanding of the pros and cons above, you’ll be able to make the best decision based on your needs and life circumstances.
